Tighter scopes.
Fewer variations.
Protected margin.

Blueprint D&C works with boutique residential builders — and the homeowners who hire them — to close the procurement gaps that produce variation disputes, missed deadlines, and budgets that blow out one variation at a time.

Two clients. The same problem from different sides.

For Builders

Subcontract procurement

You are managing 6–12 trade packages across one or more active projects. The problem is not effort — it is that scopes are written informally, tenders are assessed on price, and payment deadlines are tracked manually or not at all. Blueprint D&C builds the system that closes those gaps — and produces the documents until it's running.

Builder Services

For Homeowners

Owner's project management

You are planning a renovation and do not know where to start — architect, builder, timeline, budget. Most homeowners engage a builder before they have a complete brief, and pay for that gap one variation at a time. Blueprint D&C steps in before anyone is engaged: scoping the project, procuring drawings, running the builder tender, and managing the process from brief to practical completion.

Three procurement problems most builders accept as normal

Scope gaps in subcontract SOWs

When a Scope of Works is written informally — or not written at all — subcontractors price what they assume is included. The dispute happens on site, not at tender.

Price-comparison tender assessments

Comparing three prices without rebuilding the scope from drawings means you are awarding on different assumptions. The cheapest quote is rarely the most complete one.

Payment deadlines not tracked

A payment claim triggers a statutory response deadline. Miss it — even on a disputed variation — and you are liable for the full claimed amount, regardless of merit.

Fixed-fee services. Click any service for the detail.

Every service is fixed price, scoped in advance, and delivered to a standard that is ready to issue to subcontractors and clients.

Start Here Procurement Review $980 incl. GST

A structured, fixed-price review of how your procurement currently runs — and a working demonstration of what it could look like. A practical diagnostic by someone who has run procurement on residential projects, with a deliverable you can use the same week.

What the review covers

  • 45-minute diagnostic call — how your packages currently go out: who writes the scopes, how tenders are assessed, how variations and payment claims are handled
  • Workflow review — your actual documents from a recent project, reviewed against contract-ready standard
  • The three biggest leaks — identified specifically, with the dollar exposure on each
  • A live Scope of Works from your own drawings — one trade package, produced to issue-ready standard, so you can judge the quality on your own project, not a sample
  • Written summary — what to fix, in what order, and what it costs to leave it

Delivered within 5 business days of the call  ·  The full fee is credited against any system installation within 60 days

Per Document Scope of Works $480 – $680 incl. GST

A complete, trade-specific Scope of Works built from your drawing set — or from a site meeting confirmed in writing before tender. Covers every interface, exclusion, substrate requirement, and certification obligation. Removes the ambiguity that produces variation disputes.

Includes

  • Inclusions by area and element, written to the drawings
  • Exclusions stated explicitly — what is commonly assumed but not in scope
  • Interfaces with adjoining trades, in writing
  • Schedule of rates structure for line-by-line pricing
  • Drawing register with revisions, certification and warranty requirements

48 hours from drawing receipt  ·  One revision round included

Per Trade Tender Assessment $580 – $780 incl. GST

A full assessment of subcontractor quotes for one trade — the scope rebuilt from your drawings first, then every quote measured against it. Not a price comparison: a gap analysis that shows what each contractor has actually allowed for.

Includes

  • Scope rebuilt independently from the drawings
  • Line-by-line gap analysis per quote, with dollar exposure on each gap
  • Adjusted comparison — what each quote really costs once the gaps are priced
  • Written recommendation with conditions of award

48 hours from quote receipt

Per Project Construction Programme $680 – $980 incl. GST

A client-ready construction programme covering all trades, built from your project inputs — sequencing, durations, lead times, and the procurement dates that flow backwards from each trade's site start.

Includes

  • A3 landscape PDF, presentation-ready for clients and banks
  • Long-lead items flagged with order-by dates
  • Scope-issue and tender dates derived per trade
  • Two revision rounds included

3 business days from confirming trade list and start date

For Homeowners Owner's Project Manager Fixed fee by stage

You engage Blueprint D&C before anyone else. You make every decision — with complete information, for the first time.

The stages

  • Brief & budget — what you want, what it actually costs, what gets traded — before any design fees are spent
  • Consultant procurement — architects shortlisted, fee proposals compared, engagement recommended in writing
  • Design management — cost-checked at every design gate, so the tender price isn't a surprise
  • Builder tender — a complete scope issued to comparable builders, quotes assessed gap-by-gap, recommendation in writing
  • Contract administration — every variation and progress claim checked before you pay it

Fixed fee per stage, agreed up front — no percentage of construction cost  ·  NSW focus, VIC & QLD on enquiry

Nicolas Denis — Blueprint D&C

For builders: most boutique residential builders don't have a contracts administrator. The role gets absorbed by the director or the site manager — whoever has the least spare time — and the gaps show up as variations, disputed claims, and margin that disappears between tender and practical completion. Blueprint D&C exists to close that gap: the procurement discipline of a full-time CA, installed as a system your business owns.

For homeowners: the same gap costs you from the other side. Most people renovating or building engage a builder with an incomplete brief, compare quotes that aren't comparable, and discover the real price one variation at a time — projects routinely landing well over what anyone said at the start. Blueprint D&C sits on your side of the table: defining the real budget before design starts, tendering builders on a complete scope, and checking every claim before you pay it.

The practice combines traditional construction management and contracts administration methodology with modern document systems. All work is completed personally — there is no junior team, no offshore production, and no generic templates. Every document is built for the project it serves.
